We’re our own biggest customer
“We didn’t build HostOS to sell software. We built it because we run 40 properties and were drowning in the same questions every operator drowns in. These are our real numbers. The guarantee exists because we’ve watched it beat them, month after month.”

The worst case

There are only two ways this ends.

01OUTCOME ONE
The portal out-earns its cost.
Waivers, early check-ins, hampers and late checkouts add up past your subscription, usually within the first weeks. You keep every penny of the difference, plus the six hours a week you stopped spending on copy-paste. This is what happens on our own 40 properties.
02OUTCOME TWO
It doesn’t. We refund both months.
If the tracked revenue in your dashboard is less than two months of subscription by the end of month two, email us and we refund everything you’ve paid. No forms, no call, no “exit interview”. You’ve lost nothing but the setup, which took minutes.
There is no outcome where you lose money.

Nothing for you to remember
These are the moments you’re buying. They happen while you’re not watching.
Still deciding?

Every doubt, answered.

Will my guests actually use it?
Yes, because it’s not an app. It’s a web link that opens instantly on any phone, branded as your company and it holds something they want: the door code. That’s why 98% of our guests finish verification before arrival.
What counts as a unit?
A unit is one bookable property synced from your PMS: a whole home, an apartment, a room you let separately. You only pay for active, live listings; archived or paused properties don’t count.
What happens when my portfolio grows or shrinks?
Your bill adjusts automatically each month to your live unit count. When you pass 20 or 50 units, every unit moves to the cheaper rate, not just the new ones. No calls, no renegotiation.
Are there any other fees?
No setup fee, no per-guest charges, no commission on your upsell revenue. 100% of what the portal earns is yours. Card processing goes through your own Stripe account at Stripe’s standard rates.
Does it work with my PMS?
Guesty is live today, Hostaway and Hospitable are next and most systems with calendar sync can work through your PMS. Tell us what you run in your email. The first cohort’s stacks decide what we integrate next.
How long until I’m live?
The setup steps take minutes: connect your PMS, pick your colours, set your prices. Most operators are live before their next changeover and we onboard the first cohort personally, so you’re never doing it alone.
Is there a free trial?
Something stronger. A trial ends with you guessing; the guarantee ends with your dashboard deciding. If the portal hasn’t out-earned two months of subscription, both months are refunded, so with waivers running it’s either free or it’s profitable. There’s no third outcome.
How does the money-back guarantee work?
Every waiver and extra the portal sells is tracked in your dashboard, so the number is never in dispute. If that total is less than two months of your subscription by the end of month two, email us and we refund both months in full. No forms, no quibble. One condition: waivers must be switched on. They’re the engine of the earn-back, so the guarantee assumes you’re running them.
Waivers sound like free money. What’s the catch?
The catch is simple and worth knowing: a waiver isn’t a deposit. If a guest who took a £75 waiver causes £400 of damage, there’s no deposit to deduct it from. The repair is on you, offset by the waiver income you’ve been collecting all along. Serious damage is rare, which is why the maths works in your favour, but it’s a real trade-off. You set both prices per property and you can switch any property to deposits-only whenever you like.
What happens to my guests’ data?
ID documents and guest details are encrypted, visible only to you and deleted on the schedule you set. Guest data is never sold or shared. You stay the data controller and the portal is built for UK GDPR.
Will the price rise once early access ends?
Not for you. Early-access operators keep their founding rate for as long as they stay. If public pricing rises later, yours doesn’t. It’s the thank-you for backing this early.
One decision left

Be earning from it before your next changeover.

£24 a property, and one waiver covers 3 months of it. The earn-back runs on waivers, so the portal offers one on every booking. Run waivers and if it still doesn’t out-earn its cost in two months, it’s free.

30 seconds to request. 20 minutes to set up. Live before your next changeover.
Ready when you are

The only risk is another month of doing it by hand.

Private preview for UK operators, from 1 to 150+ properties. We onboard the first cohort personally.

At your size, that’s £2,040 a month on the table.
